Low slope roofing and masonry work

• Remove all clay copings and Spanish tile copings off the parapet walls temporarily and remove all roofing flashings off all the parapet walls and chimneys down to the roof line.
• Remove old gutters and downspouts on the back porch of the building.
• Tear off all roofing material to wood deck.
• Replace all rotted wood deck boards on the roof. No extra charge up to 200sqft then owner pays just for material if more than 200sqft of rotten wood.
• Install 6 new roofing vents.
• Install 1/2” high density hardboard roofing insulation over entire roof and Cant-Strip panels along the walls.
• Install 43 lbs roofing base nailed with metal cap nails.
• Install new commercial 8” galvanized gutter and 6” and 5” downspout on the porch of the roof.
• Apply asphalt primer to all brick parapet walls, gutter, all pipes, and any other protrusions, and allow time to dry. Torch-apply a new 4mm layer of Certainteed® Flintlastic™ STA Modified Bitumen Membrane Material to entire roof, Torch roofing flashings to and on top of the parapet walls. Flash all pipes with the membrane.
• Secure the membrane flashings with the termination bars anchored to the masonry walls and secured with masonry caulk Solar Seal on the chimney. The rest flashings will be applied on top of the parapet walls and secured with the clay copings.
• Paint the new roof with aluminum coating Lucas #608 for a heat reflection.
• Clean up the property in the dumpsters and haul away debris.
• Labor warranty on the roofing job is 8 years and material warranty is 15 years.
